This article seeks to investigate the impact of urban revitalization on the historical context of Semnan. The present research is applied in terms of purpose and descriptive-survey in terms of data collection and analysis. The statistical population of the study is all residents of the historical context of Semnan. Using non-probability sampling method of the available type, 180 people were selected as the sample. The data collection tool was a researcher-made questionnaire. The model was analyzed and validated with a structural equation model in the context of Smart PlS2 statistical software. Findings indicate that urban regeneration and its dimensions have a significant inverse effect on urban erosion; Therefore, with the increase of urban regeneration approach and its dimensions, the deterioration of urban fabric decreases.
