fa رتبه‌بندی مؤلفه‌های الگوی جابه‌جایی مسکونی خانوار با تأکید بر دیدگاه اقتصادی مسکن (مطالعه موردی: محله سیدخندان منطقه 3 تهران) Ranking Components of Household’s Residential Movement Model Emphasizing on Economic View of Housing (Case Study: Seyyed Khandan Neighborhood-Tehran District 3) تخصصي Special پژوهشي Research یکی از جنبه&lrm;های پویایی شهر، جابه‌جایی خانوارها از یک محله مسکونی به سایر محله&lrm;ها در داخل شهر است. این جابه‌جایی&lrm;ها که بر ساختار شهر بسیار تأثیرگذار هستند، دلایل گوناگونی دارند. ارزیابی دلایل جابه‌جایی مسکونی خانوار با توجه به اینکه ناشی از مفهوم رضایت یا عدم‌رضایت مسکونی می‌باشد، کار بسیار پیچیده‌ای است؛ اما این جابه‌جایی، بسته به نوع تملک، می‌تواند براساس شاخص‌ها و عوامل برگرفته از افراد صورت گیرد. بنابراین پژوهش حاضر، با هدف تحلیل و اولویت‌بندی میزان اهمیت شاخص‌های جابه‌جایی مسکونی با تأکید بر نوع تملک افراد و خانوار در محله سیدخندان تهران انجام شده است. برای تعیین حجم نمونه مورد مطالعه، از رابطه کوکران استفاده شده و 175پرسشنامه در سطح محله، توزیع شد. همچنین برای تعیین اولویت‌بندی شاخص‌های جابه‌جایی در دو بُعد مالک و مستأجر، از روش آنتروپی و روش کمّیSAW استفاده شده است. این مقاله نشان می‌دهد که مالکان با تحصیلات عالی، تمایل بالا و مالکینی که فاقد شغل هستند، تمایل پایینی به جابه‌جایی مسکونی دارند که این امر ممکن است به دلیل ترس از دست دادن مالکیت واحد مسکونی‌شان در نوسانات بازار مسکن باشد. همچنین مستأجرینی که دارای درآمد بالا هستند، تمایل زیادی به جابه‌جایی‌های پی‌در‌پی دارند و مستأجرینی که فاقد شغل هستند و درآمد پایینی دارند، ترجیح می‌دهند تاحد ممکن، در محیط مسکونی خود باقی بمانند. در نتیجه، پیشنهاد می‌شود تسهیلات بانکی و طرح‌های شهری در راستای خانه‌دار شدن خانوار، افزایش یابند تا بتوانند سبب کاهش جابه‌جایی‌های مکرر خانوار گردند. One of the aspects of city dynamism is households’ movement from one residential neighborhood to other ones inside the city. These movements that affect city structure have various reasons. Assessing the reasons of household’s residential movement is very complex task since it is due to the concept of residential satisfaction or dissatisfaction. However, this movement, depending on the type of ownership, can be done based on people’s indexes and factors. Therefore, this paper aims to analyze and prioritize importance of residential movement indexes emphasizing on the type of people and households’ ownership in Seyyed Khandan neighborhood of Tehran. To determine sample size of the case study, Cochran formula was used and 175 questionnaires were distributed in the neighborhood. However, in order to prioritize residential indexes in two aspects of (owner/tenant), Entropy and qualitative method of SAW were used. This paper indicates that educated landowners have high tendency and jobless landowners have low tendency to move. This may be due to their fear of losing the ownership of their residential units because of fluctuations in the housing market. However, tenants who earn high income tend to have successive movements greatly and those who are unemployed or earn low revenue prefer to stay in their residential environment.
