fa میزان فشردگی و گستردگی توسعه مدیریت شهری از منظر توسعه پایدار (مطالعه موردی: شهر یزد) Checking the Compression and Expansion Level of Urban Management Development from the Perspective of Sustainable Development (the Case of Yazd City) تخصصي Special پژوهشي Research <div style="text-align: justify;">با افزایش سریع جمعیت جهان و تمرکز آن در شهرها، حومه‌گستری و گسترش افقی شهرها سرعت بالایی گرفته و بحران برنامه‌‌ریزی شهری در اکثر نقاط جهان، ابعاد گسترده‌ای یافته است؛ از این رو، پارادایم توسعه شهری فشرده برای نیل به پایداری و عدالت اجتماعی و فضایی مطرح گردید. در همین راستا، این مقاله درصدد است با روش توصیفی- تحلیلی و استفاده از مقوله تراکم شهری، چگونگی توسعه شهری فشرده و گسترده شهر یزد را تبیین نماید. جامعه آماری تحقیق، شهر یزد و سازمان مسکن و شهرسازی این استان و همچنین حجم نمونه، کل مساحت شهر یزد می‌باشد. برای جمع‌آوری اطلاعات جامع و مفید مرتبط با موضوع تحقیق، از پرسشنامه، بازدید و پایش میدانی استفاده گردید. به منظور آزمون فرضیه‌های تحقیق، بررسی نقش متغیرها و به دست آوردن نتایج، از نرم‌افزارهای SPSS و LISREL، مدل تحلیل رگرسیون و تحلیل واریانس استفاده شد. براساس بررسی‌های صورت گرفته در سال‌های 85-1345، مساحت شهر یزد، حدود 19 برابر و جمعیت آن، 5 برابر افزایش یافته است. طی این سال‌ها، تراکم ناخالص جمعیتی شهر، از 3/131 نفر به 5/34 نفر در هکتار، کاهش یافته است. کاهش شدید تراکم ناخالص جمعیتی، بیانگر گستردگی بیش از حد شهر و خالی ماندن فضاهای زیاد و غیرفعال سطوح شهری در محدوده شهری یزد و در نهایت، توسعه افقی و گسترده شهر یزد می‌باشد که این امر باعث ناپایداری شهری در توزیع بهینه خدمات و دسترسی به امکانات زندگی برای ساکنان شهر و افزایش هزینه‌های زیرساختی و اتلاف انرژی شده است.</div> With the rapid increase in world population that is concentrated in cities, expansion of suburbs and horizontal spread of cities has been accelerated rapidly and the scale of urban planning crisis in many parts of the world has been expanded. Hence, compact urban development paradigm for achieving sustainability and social justice and space were considered. Accordingly, this paper tries to explain the modality of compact and city-wide development of Yazd with the use of descriptive categories of urban density. The research statistical community is the province of Yazd and Housing and Urban Development organization and the sample size is the total area of the city of Yazd.To collect comprehensive and useful information related to the subject, it was used a questionnaire, field monitoring and visiting. In order to testing the research hypothesizes, investigate the role of variables and obtain the results, it was used SPSS and LISREL software, regression analysis and analysis of variance. According to studies conducted in the years 1385-1345, the area of the city, and its population is about 19 and 5 times increased. During these years the gross population density of the city has been decreased from 131.3 to 34.5 persons per hectare.
